Wenns nur gemietet ist, fällt es nicht unter Exterritorialität, womit die lokalen Gesetze weiterhin gelten und man nicht den Konzerngerichtshof anrufen muss um ihn los zu werden. Da reicht zur Not wohl ein einfacher Räumungsbescheid.
S-K darf außerhalb ihres exterritorialen Gebietes natürlich niemanden einfach verhaften, da dort eben die staatlichen Behörden das Sagen haben. Klage beim lokalen Gericht einreichen dürfen sie natürlich jeder Zeit.
Allerdings könnte das mit "einzelnen exterritorialen Etagen innerhalb eines Gebäudes schwierig werden, wenn man noch ältere Quellen zur Exterritorialität nimmt (Corporate Shadowfiles, S.22):
